How much does it cost to use a buyer's agent?

3% of the proceeds of the sale price. You get my full professional representation and expertise. If the seller offers commission payment, I will collect from the seller and/or Listing Broker, any remaining balance will be collected from the buyer to complete the 3% commission charge.

What's the very first step in the home-buying process?

The most important first step is to get pre-approved for a mortgage. This tells you exactly how much you can afford, shows sellers you're a serious buyer, and allows us to move quickly when we find the perfect home. I can connect you with trusted local lenders to get you started.

What's the difference between being pre-qualified and pre-approved?

Think of pre-qualification as a quick estimate of what you might be able to borrow based on self-reported information. A pre-approval is much stronger; it's a conditional commitment from a lender for a specific loan amount after they've verified your financial documents (income, assets, credit). Sellers take pre-approved offers much more seriously.

How many homes should I look at before I make a decision?

There's no magic number! Some buyers find "the one" on the first day, while others may look at 15-20 homes. The goal isn't to see a certain number of houses, but to find the one that best fits your needs, wants, and budget.

How do you determine the right asking price for my home?

I'll prepare a Comparative Market Analysis (CMA) for you at no cost. This in-depth report analyzes recently sold properties, current listings, and expired listings in your area that are similar to your home. This data-driven approach helps us price your home competitively to attract the most buyers and get the highest possible price.

What should I do to prepare my home for sale?

The best way to prepare is to focus on decluttering, deep cleaning, and depersonalizing. You want buyers to envision themselves living in the space. We can also walk through your home together, and I can suggest small, high-impact improvements (like a fresh coat of neutral paint or enhancing curb appeal) that can make a big difference.

How much is the real estate commission?

The commission is a percentage of the home's final sale price and is always negotiable. This fee covers all marketing costs, professional services, and is split between the brokerage representing me (the listing agent) and the brokerage representing the buyer. My current charge is 6% of the sales price.

Do I have to fix every little thing before I sell?

Not necessarily. While fixing major issues is often a good idea, you don't need to perfect every little detail. We can discuss your specific situation to determine which repairs will provide the best return on your investment and make your home more appealing to buyers.
